Parcel 3:

7 1/2 shares of Jackson Lake Reservoir & irrigation Co. to be offered so much a share with the right to take 1 or as many shares as you want.  If high bidder takes all, 1/2 share will be 50% of their per share high bid.  Buyer to pay transfer fees and 2008 and thereafter assessments outside of closing.

TERMS & CONDITIONS:

Property to be sold for cash at absolute public auction subject to a minimum bid of $985,000. The minimum bid can be achieved by accumulative parcel bidding or in its entirety. 15% non refundable earnest money required of high bid or bids, auction day, balance on or before Dec. 27, 2007 closing day. Seller to pay all 2007 property taxes and water assessments. Seller to receive all 2007 crop and FSA program payments. Buyer to receive landlord share of 2008 crop and FSA program payments yet to be determined. Buyer is assuming sellers position and expenses for 2008 and thereafter crop share lease. Buyer to pay all 2008 and thereafter taxes and water assessments. Any and all transfers and transfer fees are the responsibility of the Buyer outside of closing. In the event that two or more parcels sell together, seller reserves the right to determine separate values in sales contract for 1031 Exchange purposes.
